Avila Real Estate Capital has raised $390 million in new capital commitments, pushing the firm's total capital base above $750 million. The funds will be used to finance land acquisitions, lot purchases, and construction loans for homebuilders across the United States.
The company focuses on providing debt capital to builders that need flexible financing options as they navigate a housing market shaped by limited inventory and persistent demand. By targeting land and lot transactions, Avila aims to fill a gap that traditional lenders often leave open, particularly for small and mid-sized builders that lack access to large credit facilities.
The new commitments come at a time when homebuilders are working to bring more supply to market but face tight lending conditions and elevated borrowing costs. Avila's model centers on short-term, secured loans that allow builders to acquire and develop lots before moving forward with vertical construction.
Executives at the firm said the additional capital will allow it to scale its lending activity and support more projects in key growth markets. The company expects to deploy the funds over the next several quarters, with a focus on regions experiencing steady population growth and housing shortages.
The raise signals continued investor interest in private credit strategies tied to residential real estate, even as broader economic uncertainty lingers.
